  Please do yourself a favour and DO NOT rent through Thomas Wu and his assistant Cathy Liu. These so called "real estate agents" are by far one of THE WORST property managers I have ever dealt with.
  
  I thought the townhouses in Bannockburn were great at the beginning but quickly realised before even signing the lease I made a huge mistake. The house they showed me wasn't the house I ended up applying for and getting and wasn't even notified about it until I looked through the lease. Being left in no position to look elsewhere I had to sign or risk not finding a place in time.
  
  Upon leaving the house and renting elsewhere they tried to claim almost double my bond and then some. $1900 worth of repairs apparently needed to be done even though I already fixed and paid for any repairs within the unit. Fair wear and tear was not considered on their part at all even though I provided them with receipts from actual professional trades people that were doing the reparations, it wasnt good enough according to them.
  
  I disputed the bond and after not coming to an agreement in mediation the dispute went to QCAT, in turn costing the owner of the property money for the agents time spent in mediation/tribunal. I advise anyone considering doing so, to proceed with further action against this agency as I beleive their trying to scam money from tenants. All the money they got out of my bond was for compensation ($500) NOT for the repairs as QCAT deemed everything to be fair wear and tear.
  
  If you are ever in this situation with this agency, do not accept to use their over priced "builders" to fix anything in your unit. These "builders" that came highly recommended to attend repairs/maintainence for the complex are actually people affiliated with the agency on a personal level not a business level. Further investigation shows that they forcefully recommend their preferred "builders" to ensure a kickback/commission is guaranteed and the agents therefore have a personal vested interest in ensuring they secure the jobs. No spare paint was left in the unit, the agent refused to give me the paint code for the property and said that 'only his painter was allowed do the work'. The only painting work needed was very minor scuffs and marks from moving in and out, which anyone with a paintbrush and paint could have rectified. They will complain and hassle you for entry into the units without any entry notice form. Not to mention the strong language barrier with this agency which they use as an excuse to not issue the relevant forms when needing entry to the property.
  
  It is disgusting that I have just read through these reveiws to find out they have taken all the bond back from previous tenants without any reasoning. These people are essentially scam artists and I hope to God they lose their licenses if they even have any.
  
  If I could give a lower star than 1 I would. Their behaviour is appalling and they need to be shown the door. Please stand up for yourself in these bond disputes because it will rule in your favour I promise you!   You can find other realestates with townhouses that provide more spacious rooms and a decent size yard for a resonable rent price and in better suburbs. Some of these townhouses have been broken into while we were living here. If you prefer living in a townhouse, find one that have a front security gate like most townhouse complexes HAVE !!
  
  These Property Managers/Assistants treat you nicely in the beginning but once you decide to end your lease they will do all they can to get all your bond back. We did not get any of ours!
  Do not trust these people.
  
  My partner and I moved out weeks before our lease ended so obviously we had to continue paying the weekly rent off until the lease expired.
  
  I have forgotten that we were one week advanced in rent and so I mistakenly sent them a weeks rent thinking it was our last rental week payment that needed to be paid.
  
  We have always paid our rent on time and they were not considerate enough to even inform us that all rental payments have already been made like most property managers normally would. I asked them to refund it back to my account.
  
  They told me it would be refunded. After 2 days I still have not received anything in my bank. They kept this ON HOLD until our lease finished just for them to charge us another bill on top for the "repairs" that they wanted fixed because apparently what we had fixed was not good enough for the Property Manager - Thomas Wu.
  - Surprise Surprise !
  
  I still cannot believe they kept our money ON HOLD- they cannot do this to tenants. They literally had no reason to HOLD OUR MONEY. They were not legally entitled for that payment!
  
  These people and their service are very unprofessional!
  
  Go look for a townhouse somewhere else to save you all the headache and stress at the end.
  
  Based on the ratings and reviews, it is clear that people who have moved out of here have had similar experiences and I hope that by spreading the word people will stop renting here !

  OUR REVIEWS ARE REAL! READ THEM PLEASE before signing a lease with these CHINESE SCAMMERS!
  
  THEY WILL TAKE ALL OF YOUR BOND - I MEAN ALL OF IT ! AND CHARGE MORE FOR ''REPAIRS'' - they will never accept your repairs!
  Do not accept their recommended builders (or bond cleaners)- they know them personally and charge you more! Find your own builder to fix any repairs for cheaper and make sure to keep all of your receipts !
  
  TAKE YOUR MATTER STRAIGHT TO QCAT FOR ANY BOND DISPUTES ! THEY WILL SURELY LOSE!!
  
  WE ALL NEED TO HELP EACH OTHER. THEY DON'T CARE ABOUT TENANTS. ONLY THE TENANTS MONEY.
  
  I HOPE THEY GET CAUGHT OUT SOON AND LOSE THEIR LICENCE !!!

  Same experience as everyone below!! Luckily for us they only managed to take $300 from our bond but had I not been smart, they would have tried to take us for more. From the get go of our first inspection they tried to breach us for every mark and scratch, even ones that were clearly imperfections in the framework from builders. Used their recommended bond cleaners upon vacating and they didn’t even clean the walls!! They then tried to tell us the walls were permanently damaged and that we needed to repaint them. It was literally dirt that came off with a damp sponge. Don’t rent through these people!!

  WORST REAL ESTATE EVER! Do not rent through Luckfield Reality they have the most unprofessional Property managers I’ve ever dealt with! They breach you over any little thing even before giving you the chance the rectify any issues and if they do give you a chance to fix it you have to use their repair man otherwise they’ll find something wrong with it and breach you until you use their repair man who charges way more then anywhere else.
